The centralvoid core (red portion),achieved through ingeniousstructural arrangements.将来の変化を見据えた「垂直ボイド」泉ガーデンタワーオフィスビルでは、変更の難しい構造要素と、空調の水平展開のためのルートや、変化の激しい衛生設備要素との整合性をとるのは容易ではなく、将来の社会的な変化を予測して準備しておくことにも限界があります。このような状況を踏まえて、この建物では、「ボイドコア」と呼ばれる新しいオフィス形式を提案しています。ボイドコアとは、外部空間をオフィスのコア部分の真中に垂直に差し込んだものです。煙突効果を利用したオフィスの自然換気やナイトパージルートとしての活用を始め、自然採光に利用したり、館内のコミュニケーションスペースを設けるなどのさまざまな可能性に満ちています。また、この空間は、将来の設備ルートの増設やテナント工事や引越し用の仮設エレベーターなどのルートにも利用でき、この空間を利用することによって構造も自由に耐震要素を確保できます。ボイドコアがあれば、社会的変化にも対応しやすくなり、建物を永く使うことができます。櫻井　潔建築/建物を永く使うIzumi Garden TowerIn an office building it is difficult to reconcile structuralelements, which are hard to change, with the routes forhorizontal extension of air conditioning services, and with fast-changing sanitary facilities. There are also limits to the potentialfor predicting and preparing for future social shifts.This situation led us to propose a new office form, called the“Void Core”for this building. The Void Core takes outside spaceand inserts it vertically through the center of the office core. Thisspace, which has extraordinary and diverse potential, is used as aroute for natural ventilation and nocturnal heat purging of theoffices, using the external chimney effect, as well as for bringingnatural light and as an interior communication space.It can also be used for future expansion of buildingservice routes, and as a temporary elevator route in case ofbuilding work or relocation by tenants. As a structural element, itprovides earthquake resistance combined with structuralfreedom.
