Managemenent/ Management based on environmentalassessment水と緑のプロムナード。The promenade of water and greenery.人工地盤の上も緑化。Vegetation on top of artificial ground as well.If we assess the environmental performanceof buildings and cities in their relationship tothe global environment, with a view to thesustainability of humanity, it is important tocut environmental loads and build up a stockof superior buildings and urban assets.Environmental performance assessmentsystems around the world include BREEAMin Britain, LEED in the USA, GB Tool inCanada and CASBEE (ComprehensiveAssessment System for BuildingEnvironmental Efficiency) in Japan.Management on the basis of theirenvironmental assessments is effective inpromoting the sustainability of the earth.Management based on environmental assessment from the initialstageNEC Corporation Tamagawa Renaissance CityThe stated aim of this building was to make it“an ecological super-highrisebuilding”that would reduce life cycle costs and reduce CO2and waste generation,out of concern for the global environment.Management methods based on environmental performance assessment wereintroduced from the initial planning stage of this building. At the order estimatestage, the client sought calculations of the building’s recycling efficiency rate and itsCO2 emission volume. CASBEE and the current GB (Green Building) tool were usedto perform assessments, to verify whether the target environmental performancecould be achieved.To comply adequately with CASBEE, which requires environmental loadreductions and improvements in environmental quality and performance, weemployed thorough energy saving, maximum use of blast furnace cement and otherrecycled materials, and the use rainwater and graywater. We also built a“promenade of water and greenery”on artificial ground, aiming to provide continuitywith surrounding vegetation and create high-quality scenery and environment.Our efforts, which ran throughout this project, yielded a building with a highCASBEE assessment of Rank S.Akihiko Hamada and Junko Endo初期段階から環境評価でマネジメントＮＥＣ玉川ルネッサンスシティ地球環境に配慮してライフサイクルコストを軽減し、CO2や廃棄物を削減することを目標に掲げた“超高層エコロジービル”です。この建物では、環境性能評価に基づくマネジメント手法を、初期の計画段階から取り入れました。発注見積段階で、建物のリサイクル可能率や建物のCO2排出量の算出を求め、当時のＧＢ(Green Building)ツールやCASBEEによる評価を行って、目標とする環境性能が実現されているかどうかの検証を行いました。環境負荷低減と環境品質・性能の向上が求められるCASBEEに、十分に対応するため、徹底した省エネ対策、高炉セメントなどのリサイクル材料の積極採用、雨水・雑排水利用を行って環境負荷低減を図り、より質の高い景観と環境を創造するよう、人工地盤に周辺緑地との連続性に配慮した「水と緑のプロムナード」を設けました。こうしたプロジェクト全体を通じた取組みの結果として、CASBEEでSランクという高い評価の建物を実現することができました。浜田明彦・遠藤純子人類のサステナビリティ（持続可能性）を考え、地球環境の視点から、建築や都市の環境性能評価行う場合、環境負荷削減と優良な建築・都市資産の蓄積が大切です。世界の環境性能評価システムには、イギリスの「ＢＲＥＥＡＭ」、アメリカの「ＬＥＥＤ」、カナダの「ＧＢTool」、日本の「ＣＡＳＢＥＥ（建築物総合環境性能評価システム）」などがあります。これらの環境評価に基づいて、マネジメントすることは、地球の持続可能性の推進に有効です。マネジメント/環境評価によるマネジメント52環境親話2006まちから建築へ　日建設計―FACT－NIKKEN SEKKEI
