Setting the goal at an early stageWhen managing any project, Nikken Sekkei begins by carefully de-lineating its goals. In a large-scale urban undertaking such as the Tokyo Midtown project, it is necessary to create a plan model that actualizes the project’s underlying concept and to clarify develop-ment scale, the transportation infrastructure plan, and the sched-ule for completion, among other matters. After consideration of a number of alternatives and discussions with parties such as the Tokyo Metropolitan Government, Minato Ward authorities, and Tokyo Metropolitan Police Department, a lucid and detailed pic-ture of the project emerged. Communication with such authorities yielded highly beneficial results, such as permission to incorporate the adjacent and publicly owned Hinokicho Park into the urban development plan. Including lighting and interior designers, the project in-volved the work of more than ten different designers from around the world. Nikken Sekkei’s role was to manage all of the various designers, allowing them to exercise their personalities while at the same time loosely uniting them as a team.
