In order to maximize the development area within the district height restrictions, while at the same time maintaining the necessary base isolation clearance, the building tapers at its base giving it a distinctive external character. Internally, the environment is controlled through high performance external insulation applied to a concrete structure enabling thermal storage. Radiant heating and cooling provide comfortable conditions over a long period of the day for maximum flexibility of working hours.
