宿泊施設のコンストラクション・マネジメント（CM）プロジェクトLodging Facility Construction Management Projects東京ベイ東急ホテル／ホテル ザ セレスティン東京芝／ノボテル沖縄那覇Tokyo Bay Tokyu Hotel / Hotel the Celestine Tokyo Shiba / Novotel Okinawa Naha近年、外国人観光客の増加や、東京オリンピック開催の影響もあり、日建設計コンストラクション・マネジメント（NCM）では、宿泊施設の新築、改修、建替え、リノベーション／リブランド計画に関するご依頼をいただくことが増えてまいりました。今回は、この1年間に竣工した宿泊施設関連プロジェクトをいくつかご紹介いたします。Reflecting the swell in visitors from overseas as well as the approach of the Tokyo Olympics in 2020, in recent years Nikken Sekkei Construction Management (NCM) has been receiving increasing requests for new building, repairs, rebuilding, and renovation/rebranding of lodging facilities. In this issue we introduce some of the projects completed within the past year.1 人気テーマパーク近郊リゾートホテル建設事業の推進支援Popular Tokyo-Area Theme Park Resort Hotel Project東京ベイ東急ホテル 新築プロジェクト Tokyo Bay Tokyu Hotel Project人気テーマパークに観光に来るファミリー客や団体客、インバウンドをメインターゲットとした宿泊特化型リゾートホテル新築プロジェクトに、設計段階から竣工まで携わりました。設計段階では与件整理や適正なコストプランニング、積極的なVE（Value Engineering）提案を実施。単価、数量にもおよぶ妥当性確認などを行いました。工事段階では設計見直しに対する品質・工程面での助言や厳格な変更コスト管理を実施。さらにホテル商環境やデザイン面での助言や体制構築の支援など多様なマネジメントを実施しました。NCM was involved from planning stage to completion for this new resort hotel mainly targeted at families, groups, and overseas visitors to a popular theme park. NCM conducted a wide variety of management activities. At the planning stage, our services included requirements management, cost planning and value engineering of pro-posals as well as validation assessments of unit costs and volume.
