NIKKEN SEKKEI URBANISMVIBRANT NEIGHBORHOODS010 _ 011AN URBAN COMPLEXTokyo Midtown stands on the former site of the Ministry of Defense in Tokyo’s vibrant central Roppongi neighborhood. The site was transformed in 2007 into an urban complex of ofces, retail mall with a large number and variety of shops, residential quarters, conference facilities and cultural/hospitality facilities, including tenants such as The Ritz-Carlton, Tokyo, SUNTORY MUSEUM of ART, 21_21 DESIGN SIGHT and Billboad Live TOKYO. Redevelopment was initiated with the governmental sale of the 7.8 ha site in 2001. In 2004 the developers including Mitsui Fudosan Real Estate and other institutional investors gained planning approval for 564,000 sqm gross-oor area – part of which was gained through incentives for the provision of urban amenities and facilities. The main challenge of the redevelopment was how to best re-integrate the site with its surroundings, as the site was formerly highly isolated and fenced-off from its surroundings. This has been achieved through an arrangement of open spaces in a manner that connects with the surroundings and draws people into the site from all directions. A green corridor of 4 ha including municipal Hinokicho Park, acts as a main connector which meanders around the site and extends to existing green areas nearby. The central plaza with its grand roof, the internal galleria, as well as the green corridor are not only seamlessly connected, but also allow a unique experience of space and culture. Art in public spaces is visible everywhere in Tokyo Midtown, waiting to be discovered and experienced by its visitors.In terms of building elements, Tokyo Midtown Tower forms the centerpiece of the development, around which a skirt of commercial buildings link to additional towers and public spaces. Tadao Ando’s 21_21 DESIGN SIGHT sits embedded in the green corridor and has become a popular tourist destination. Roppongi is an international and vibrant 24/7 neighborhood in the heart of Tokyo, attracting visitors with a variety of entertainment program, and Tokyo Midtown contributes to this character. Its connectivity to the Oedo Metro Roppongi Station makes it a gateway into the neighborhood. Furthermore, the broad variety of commercial program on offer allows people of all ages and income classes to visit and enjoy Tokyo Midtown, which makes it socially highly integrated despite its high class status. Acting as chief architect for the project, Nikken Sekkei’s responsibilities included master planning, architectural design, design coordination and overall supervision. Through design coordination, the diversity and individuality of other invited designers were also respected to achieve an attractive and fascinating urban area that maintains a sense of unity within the site.Tokyo Midtown has since evolved into a must-see destination for not only tourists from around the world, but also for local people of all ages and family types. The high-quality open realm invites families to come and visit with their children, and attracts both young and not-so-young to populate the many outdoor seating areas of the cafés, restaurants, parks and plazas. The programming of Tokyo Midtown’s cultural facilities ranges from museum exhibitions to live music and events utilizing the exibility of its open spaces.
