The Bund is the area where Shanghai’s rst international trading houses and banks once stood, however with the development of the new Pudong district on the opposite side of the river in the 1990s, economic importance gradually shifted from the city’s origin to the purpose-made new area. Recently, however redevelopment has also started to take place on the south Bund area, the location of Shanghai’s most authentic culture and lifestyle.This 13 ha site that fronts the Huangpu River is located in close proximity to Shanghai’s old city center. A historic street pattern and historic buildings provide a rich and unique sense of place to the site. The project brief asked for the proposal of a new kind of nancial district, balancing conservation and development, and building upon the site’s proximity to the river.This competition-winning urban design introduces a green-centered, pedestrian-oriented complex where business flourishes together with the life style of the new Shanghai generation. The commercial offices are complemented with hospitality, retail and residential functions to round out the program. Cultural facilities and open spaces penetrate the whole site to provide a coherent public realm network which is expected to attract both ofce workers and local residents as well as visitors and tourists.The master plan pays special tribute to the site’s historic urban context. Not only by preserving historic buildings such as the old cathedral, but also by incorporating street patterns following the historic urban fabric, whereby multiple medium-sized development blocks are formed and streets at the ground plane are expected to be vibrant with a ne urban grain of building uses. The central park serves as an activity node and is linked to the subway station via pedestrian skywalks as well as to the riverfront sculpture park which offers magnicent views over the Huangpu River.This carefully planned pedestrian/street network and the diversity of urban functions provide a platform to celebrate the diversity of lifestyles and integrity of culture in Shanghai.In terms of design vision, the proposal respects the historic skyline of the upper Bund. Mid-rise buildings are proposed along the waterfront to harmonize with the adjacent existing urban fabric. Commercial high-rise buildings are envisioned to provide a clear contrast to the historic design, utilizing simple contemporary facades.
