Ajmakan Master Plan | Riyadh, KSA, 2009 Site Area: 184 hectares | BUA: 1.5 million sqm | Residential Units: 6,500 HEAVENLY PLACE NIKKEN SEKKEI URBANISMVIBRANT NEIGHBORHOODS024 _ 025The vision for Ajmakan (derived from “Ajmal Makan” or “Heavenly Place”) is to create something truly special, a blend of natural beauty and convenience, authenticity and technology, a new benchmark for Riyadh’s context. The unique piece of land, which includes a tributary arm to the mighty Wadi Hanifa, (“Wadi” being an Arabic term referring to a valley or dry river bed) offers the opportunity to realize such a development for today’s sophisticated market. Located in proximity of King Saud University and less than 7 km from the new King Abdullah Financial District the site brims with unlimited development potential. Arterial roads subdivide the site into three districts. The northern district enjoys the best accessibility and visibility, and is programmed to become a mixed-use district including a shopping mall and apartment complexes suited as second-home furnished apartments. The largest district embraces the “greened wadi” brought back to life with water features and extensive landscaping, and primarily consists of residential neighborhoods. The organic street layout reects the inuence the existing wadi has on the shape of the site, carving it out into upper and lower sections, presenting a drastic change from the typical grid-structure of development that is so predominant in Riyadh. Neighborhoods feature mosques, parks and educational facilities, and each sub-neighborhood has direct access to the wadi park. Larger lots are placed around the edge of the wadi, offering unique vistas, views and privacy. The most prominent location is occupied by a high-end boutique hotel which sits embedded in the slope of the wadi. The hotel and its outdoor areas are linked into the open space network for convenient access. Each of the southern-most sub-neighborhoods have the potential to be developed as an exclusive palace district with limited access and maximum privacy. The wadi consist of a network of pedestrian pathways, including some elevated around the slopes of the areareferred to as the “Wadi Walk”. Several nodes introduce small commercial outlets, which not only provide hospitality and retail experience, but also temperature-controlled spaces to rest. The lower wadi bed contains spaces for outdoor activities as well as landscape elements both green and xeriscape. Management and suitable lighting at night will make the park safe and accessible around the clock, but especially attractive during the evening hours when temperatures have cooled down to promote outdoor activities and a healthy lifestyle.Lots along arterial roads are preserved for commercial uses, creating a buffer that both maximizes real estate value for commercial lots as well as it creates a privacy buffer for the high end residential neighborhoods.The western district across the Western Ring Road is connected through a sky-bridge and contains commercial uses including a hotel and a retail mall.The conceptual master plan was utilized as base for the Detailed Master Plan by local rm Saud Consult. In order to promote sales, a purpose-built sales tent was erected on the site of the future boutique hotel, complete with a view of the green wadi, waterfalls and lake, and featuring an impressive 1:200 scale model of the project-measuring 15 by 7 m in size, where potential buyers into this development could catch their first glimpse of a heavenly place within the city of Riyadh.
