Tokyo Station Yaesu Redevelopment | Tokyo, Japan, 2013 Site Area: 1.4 hectares | BUA: 14,140 sqm | Height: Floors: 4 below, 3 above / 27 m | Length: 234 m TOKYO'S NEW GATEWAYTokyo Station and its surrounding area is Japan’s leading economic hub, home to domestic and international corporations. To the west, the Marunouchi district represents the nancial center of Tokyo with the historic station as its central landmark, to the east, the Yaesu district is the transportation hub that connects Tokyo to other parts of Japan. Rapid urban growth and uncoordinated developments and extensions of technical infrastructures and facilities have turned the area into a state where it required redevelopment and urban repair in order to be able to compensate further growth. Especially the Yaesu-side was perceived as the back side of the station with bus terminal and a tall building volume in the center blocking the line of sight through the station towards the imperial palace.In 2001, the Tokyo Station Area Regeneration and Improvement Research Committee was established to coordinate the station redevelopment.The committee devised a comprehensive design program consisting of plans to preserve and restore the old Marunouchi-side station building, to improve the station plazas on both sides of the station, and to create a new face for Tokyo Station on the Yaesu side. To upgrade the linkage between both sides on the station, refurbishing of the east-west public passageway in the southern part of the station was also programmed. These three design actions re-dene the comprehensive urban axis, leading from Yaesu-dori Avenue on the east through the station and towards Gyoko-dori Avenue and Imperial Palace to the west.In contrast to the recently restored historic station building on the Marunouchi side, the new Yaesu-side expresses the idea of ‘advanced, state-of-the-art’ technology. To support the redevelopment of the east side, a transfer of development rights was decided which moved the unused oor-area-allowance from the low-rise Marunouchi-side station building to the Yaesu-side. This strategic decision enabled the development of Yaesu Station plaza and its two anking 200 m commercial towers.At the ground level, the pedestrian deck and the vast GranRoof canopy form the connecting space between the high-rise commercial towers. The rst basement level provides a network of public walkways connecting the underground mall to the station. On the second basement oor, connecting networks for public parking were improved to reduce the burden of traffic congestion. With the integrated design above and below grade, the plaza with its GranRoof turns into the landmark of the east side of the station, and a nexus for multiple functions serving taxi, buses, and cars into underground parking. The careful integration of underground shopping mall and upper level food and beverages levels provide a comfortable walking experience and invite people to sojourn.The integrated design approach which includes the commercial towers, the pedestrian deck, GranRoof and the station plazas creates a new urban landscape and a new face for the city of Tokyo.MarunouchiYaesuTokyo StationNIKKEN SEKKEI URBANISMSTATION INTEGRATED URBAN DESIGN034 _ 035
