Including ofces, a hotel, a high end members only business club, commercial & residential offerings, the project developed by Sumitomo Realty & Development Co. Ltd. realizes a Floor-Area-Ratio of 10.0 with a 45-story main tower. The site has a significant height difference of 20 m, a challenge that was turned into the main landscape design feature of the project. A cascading series of terraced plazas along a "green urban corridor" connects not only the two adjacent roads on the upper and lower sides, but it continues further to connect with Roppongi-itchome Subway Station below. The terraces are faced with shops and public facilities as well as being planted with trees and shrubs, partly preserving the elevated gardens of the former Sumitomo Kaikan building.Natural light and breezes ow right down into the subway station concourse making the development a benchmark in station-integrated design in Tokyo. The design dynamically connects the subway and surrounding urban fabric, above and below ground, and fosters interaction between people and nature.
