The floors slabs have removable portions, and each floor isequipped with two sets of toilets and service equipment.Replacing buildings consumes largeamounts of energy, increasing the burdenon the environment, due to wastematerials, CO2emission and other factors.Buildings can be made to last longer byinstalling into their systems enough sparespace and capacity, techniques andadded functions to enable them to adaptflexibly to future changes. More durablebuilding materials also extend the servicelives of building.Pursuit of design that makes things for permanent useNippon Life Insurance Company Marunouchi Building The extension of building lifespans goes beyond structural measures. Thedesigner must take a broader perspective, including consideration for urbanscenery, the formation of office spaces able to respond flexibly to social changes,and the pursuit of easy maintenance and efficient replacement for buildingequipment and services.We wanted to make the exterior appearance of the building something that wouldbe loved long into the future, by considering the scenery and historic character of thesurrounding urban scenery and creating a design that would be orderly without beingdull, and would carry on the distinguished appearance of the street.The office space on the typical floor has 2,000m2of flexible, columnlessspace, with some of the floors panels made detachable, ensuring the freedom to linkfloors as necessary with added staircases and multi-floor openings. Each floor isequipped with two sets of toilets and other service equipment, so that when the timecomes for replacement, one set can be used as the other is renewed, while the floorremains occupied and in use. This design was inspired by the client’s strong desireto use the building for a longer time frame. In the same was as the Nissayheadquarters building on Midosuji, this is a trailblazer among long-life buildings.Akihiko Hamada建物を永く生かすデザインを追求日本生命　丸の内ビル建築の長寿命化には、構造的な措置だけではなく、都市の景観への配慮、社会の変化にフレキシブルに対応できる執務空間の形成、設備機器のメンテナンス性と更新時の効率性の追求の観点も必要です。この建物の外観は、周辺の都市的景観と歴史性を考慮して、風格ある街並みを継承しながら、整然とした飽きのこないデザインとすることで、永く愛される建築となることを考えました。基準階の執務空間は、柱のない2,000㎡のフレキシブルな空間とし、必要に応じて上下階を結ぶ階段や吹き抜けを設けることができるよう、一部の床を着脱可能にしました。また、各階にトイレ・設備機器を２セットずつ設置し、更新時に１セットを生かしながら改修することで「居ながら改修」が行えるよう配慮しました。建物を長く生かす、というクライアントの強い意志によって、このデザインが生まれました。大阪御堂筋の日本生命本社も、このような長寿命建築の先例です。浜田明彦建物を建て・取り壊し・直すことは、多くのエネルギーを消費することとなり、廃棄物やＣＯ２排出量等の環境負荷を増大させることになります。当初から建物の仕組みの中に、将来の変化に柔軟に対応できるゆとりや工夫、付加的な機能を納められるゆとりを組み入れ、更に、使用材料の耐久性を高く備えることで、建物を長く生かすことができます。建築/建物を永く使う事務室Office space着脱可能床（PC床版）Detachable floor slab (Pre-cast floorslab)トイレToilet空調機械室Air conditioning machine room34環境親話2006まちから建築へ　日建設計―FACT－NIKKEN SEKKEI
