18FACT　NIKKEN SEKKEI　　　　プロジェクトマネジメントの現場　日建設計12社・30の設計契約を束ねる街のデザインの一体感と多様な個性とを同時に実現するために、デザイナーの選定は戦略的に行いました。まずは街の骨格に関わるマスターアーキテクト・ランドスケープデザイナーを選定しました。彼らと議論を重ね街の基本計画をまとめた上で各々の建物や商業部のデザイナーを順次選定し、デザインの基本方針を共有しながら各々の個性を発揮したSD（※1）、DD（※2）の作成を行いました。建物デザインに関わる照明デザイナーはSD終了後、入居テナントに関わるホテル内装やサインのデザイナーはDD終了後の参画とし、デザイナー選定を適時に行いました。なお、契約も海外のデザイナーについてはすべて日建設計が一元的に管理しました。契約は区切りの良い業務期間ごとに分割し、その数は12社で約30となりました。多数のデザイナーが同時にひとつの街をデザインするにあたり、明快なデザインスコープおよびきめの細かいスケジュールの管理を心がけました。階ごとに作成されたデザイナースコープ図は、新規デザイナーが参画するごとに整理・調整したものを全デザイナーに提示しました。また長期のスケジュールを提示した上で、各デザイナーにはより詳細なスケジュールも併せて提示し、確実なスケジュール管理を行いました。（※1）SD（Schematic Design）：日本でいう基本設計にあたる。（※2）DD（Design Development）：日本でいう実施設計にあたる。Coordinating 30 contracts with 12 companiesDesigners for Tokyo Midtown were strategically selected with the aim of realizing a unified atmosphere with numerous distinctive characteristics. The master architect and landscape designer were chosen rst, and after the formulation of an overall plan, designers for individual structures and commercial facilities were then speci-ed. Schematic Design (SD) and Design Development (DD) methods preserved a basic overall plan while allowing different designers to express their individual visions. Lighting specialists were appointed after the SD process, and those working with signage and hotel interior spaces, following the request of the tenants, were asked to participate after the DD stage. Contracts with foreign designers were all concluded through Nikken Sekkei on the basis of efcient and workable timetables. Overall, there were about 30 agreements signed by 12 companies.Because the project involved the simultaneous efforts of many dif-ferent designers, it was necessary to explicitly specify the scope of design and rigorously adhere to a detailed schedule. The design scope diagram was created on a oor-by-oor basis, with revisions made and distributed each time a new designer joined the project.
