30FACT　NIKKEN SEKKEI　　　　プロジェクトマネジメントの現場　日建設計付加価値向上で優良テナント誘致購入時はすでにほとんどの発注が終了し、工事も躯体構造が完了しており、外装と設備の取り付けを行っている最中でした。発注形態、施工工法、工事監理システムなど多くの点において日本と異なり、慣習的に工事を行っている中国では、工事のミスを瞬間的に見抜く力と、内部事情に精通し、様々なリスクを予測できる能力が要求されます。一刻を争う厳しいスケジュールの中、我々は、まず中国の現場経験が豊富なメンバーによるチーム作りから始めました現場の混乱を避けるために、コンサルティング業務の要はエンジニアリングレポートの調査内容をベースに図のように主に安全対策（遵法性・品質）の対応、スケジュール管理のモニタリング、機能の拡張という点に絞られました。こうしたマネジメントの結果、建物の価値が向上し、ヨーロッパ系大手銀行を始め、国際的金融機関や日本の大手企業など、優良企業の入居が決定しています。 中谷憲一郎・陸 鐘驍Added value to attract quality tenantsWhen Re-plus purchased China Central Place, the frame structures of the buildings had already been completed and work was under-way on the exterior and for equipment installation. The Chinese construction administration system, material procurement chan-nels, and building methods are different from those in Japan, so extensive knowledge regarding Chinese construction was vital in order to spot errors instantaneously and predict potential pitfalls. Amidst a very tight schedule, Nikken Sekkei was able to rapidly put together a team of people with far-reaching experience in China and expertise in all the necessary areas.To avoid confusion from the outset, particular emphasis was put on consulting activities concerning safety, schedule monitoring, and development and enhancement of functions. Nikken Sekkei’s knowledge of what to focus on resulted in an increase of the value of the buildings and creation of an advanced and attractive prop-erty that appealed to the international nancial institution, leading European bank, and major Japanese companies now scheduled to move in.
