フーミー3工業団地詳細計画 日本企業をターゲットとする工業団地Detailed Planning of Phu My 3 Industrial Zone Industrial Park Targeted at Japanese Corporationsドゥクアタス駅周辺地区をモデルとしたジャカルタ交通・都市構造整備事業調査複層TOD計画へのBIM活用およびPPP事業スキームの構築Jakarta Integrated Urban Transport Hub Development Dukuh Atas Station Area as Model建築主 ダンビン・フーミー社所在地 ベトナム バリア・ブンダウ省延べ面積 約10,000,000m2NSCNSC + Nikken Sekkei + NSRIドゥクアタス地区は将来、政府開発援助（ODA）事業により整備される大量高速公共交通システム（MRT）や、空港線およびその他新交通が結節する予定地区であるにも関わらず、現在は河川や幹線道路により地域が分断され、交通結節点としてのポテンシャルを活かしきれていません。このAlthough the Dukuh Atas area is set to be the future interchange of the ODA-funded Mass Rapid Transit (MRT) system, lines connecting to the airport and other new transport related infrastructure, it is currently divided by canals and major roadways that restrict its potential as a transit hub.In order to overcome this the proposed TOD scheme provides for FAR incentives for developments in the vicinity of the station, a raised artificial ground level with a transport terminal to unite the Dukuh Atas area and transit infrastructure together with underground and elevated decks and passageways. The plan envisions a public-private collaboration to distribute the financial burden of the project.日本によるベトナムの裾野産業発展を主眼として開発する工業団地です。石油化学などの重工業、電気・電子機器、機械組立産業などの誘致を想定し、裾野産業のための中小企業用地、レンタル工場用地および物流、川港用地を計画しています。さらに、日系企業関係者が安心して快適に過ごすことのできる緑豊かな居住区、ホテル、商業施設などを含むユーティティエリアも配置しました。This design modifies a previous plan for an industrial park once approved but requiring changes to attract Japanese companies. A residential area, including housing, a hotel, and exercise gym, was added to make the park a safe and comfortable place for Japanese workers and visitors to stay.
