Photography｜日建設計／Nikken Sekkei施設の特徴を考慮した中長期保全改修計画計画の立案にあたっては、まず図面などによる書類調査と現地での劣化診断調査を行います。この調査はLCDに精通したチーム編成とし、全施設を同一メンバーで確認。経験と実績に基づいた適確な調査・評価を行うことで、高い精度での各施設の状況の比較が可能になります。また、保全改修計画は、施設群に世界文化遺産・重要文化財が含まれることから、文化財を含む歴史的建築物の設計経験が豊富なメンバーも加わり立案します。　中長期計画を立案すると、ある年度に費用が集中することが多々ありますが、予算には限りがあるため、各建築・設備間のほか、施設間でも修繕・更新内容の優先順位づけを行い、施設群全体での費用の平準化を図っていきます。Medium- and Long-term Maintenance and Repair PlansA team well versed in life cycle design will study drawings and other documents and conduct deterioration diagnosis. By having all the facilities checked by the same team mem-bers, we can assure that the condition of each building is compared using the same evaluation standards. Also, since the repair and renovation plan covers a group of buildings that include World Heritage sites and Important Cultural Properties, the proposal will be prepared with the participa-tion of experienced professionals. Sometimes expenses can cluster in certain years when medium- and long-term repair and maintenance plans are prepared.
