点検データから建築設備の取替え時期を把握するAssessing Building Equipment Replacement Timing from Inspection Records建築設備の適正な更新時期に係る判断基準の策定に向けた取組みEstablishing Criteria for Building Service Equipment Replacement建物に導入されている熱源機や空調機などの建築設備は、建物躯体に比べて耐用年数が短く、建物のライフサイクルのなかで複数回の更新を迎えますが、その適正な更新時期を判断する明確な基準がありません。そこで日建設計総合研究所は、定期的な設備点検記録を活用して更新時期を判断できる手法を開発しました。 まず膨大な点検記録をデータベース化して分析に有効な情報を整理します。次に、マクロ的な分析手法を用いて、限られた期間のデータから機器設置後の経過年と部品ごとの故障率の関係を導出します。この故障率を経年修理費として数値化し、機器の初期投資、光熱水費、保守費、修理費、減価償却費などを加えてライフサイクルコスト(以下、LCC)を算定します。設備機器ごとに算出したLCCが最小となる更新周期から、適正な更新時期を把握できるというものです。 さらに、建物のエネルギーデータの将来推計と連携したアセットマネジメントへの展開も検討中です。Building services equipment, such as heating and cooling systems, have shorter lifecycles than building structure, and are replaced multiple times in the life of a building. However, there is no clear standard for determining the appropriate timing for replacement. To address this, NSRI looked for a method for assessing the timing for replacement by using the records of regularly implemented equip-ment inspection. First, data useful to the analysis was organized by creating a database from a large body of inspection records. Next, using macro analysis, we extracted the relationships between the equipment years in service and the failure rate of each part from data covering a limited time period. We then quantified the rate of failure as repair expense due to aging, and calculated the lifecycle cost (LCC) of the equipment by adding the equipment’s initial invest-ment, utility cost, maintenance cost, repair cost, and depreciation. The appropriate timing for replacement can be assessed based on the replacement cycle with the least LCC calculated for the equipment.
