日本初の分譲マンションの現代的再生Redesigning Japan’s First Condominium for the New Era宮益坂ビルディング Miyamasuzaka BuildingPhotography｜石島写真事務所／Ishijima Photo Office建築主 ： 宮益坂ビルディングマンション建替組合、旭化成不動産レジデンス（事業協力者参加組合員）所在地 ： 東京都渋谷区｜延べ面積 ： 14,550m2Clients : Miyamasuzaka Building and Condominium Reconstruction Association, Asahi Kasei Realty & Residence Corporation (project collaborators and participating association members)Location : Shibuya-ku, Tokyo｜Total oor area : 14,550m2NHS1953年に東京都が分譲した、日本初の分譲マンション「宮益坂ビルディング」の建替えプロジェクトです。エントランスホールの吹き抜けと廻り階段、シャンデリアなど旧建物の空間構成の再現や新旧館銘板の併設など、人々の想いや記憶を受け継ぐ空間を創り出すとともに、約70年間育成された宮益坂の並木を借景として取り込むなど、新しい解釈と空間体験を加えています。未来につながる建物として、現代渋谷のまちと生活に呼応した、住宅、事務所、店舗からなる都市型複合集合住宅に再生しました。This project is the reconstruction of the Miyamasuzaka Building, Japan’s first condominium, whose units were first put up for sale in 1953. The memory of the original structure is kept alive by recreating original elements, like the entranceway’s open ceiling, winding staircase, and chan-delier, and by installing the old and new building name plates together. New inter-pretations and experiences of space were achieved by incorporating the 70-year-old trees growing on the Miyamasuzaka slope into the design as borrowed scenery. The building has been redeveloped as a future-oriented mixed-use urban housing complex with residences, offices and shops.232020 WINTER45Annual 2020 | WORKS
