Phoogaphytr｜エスエス／SS祇園甲部歌舞練場 令和の大改修／国際基督教大学（ICU） ディッフェンドルファー記念館東棟 Gion Kobu Kaburenjo Theater Reiwa Renovation / International Christian University Diffendorfer Memorial Hall East Wing32急速に変化する現代社会において、歴史や文化という貴重な遺産を未来へつなぐためには、時代の要請に応じた新たな価値を加え次世代に引き継がなければなりません。建築プロジェクトにおいても、発注者、設計者、施工者がさまざまな課題に対し一丸となって対応できる柔軟なマネジメントが求められます。　ここでは、日建設計コンストラクション・マネジメント（NCM）が、人々に愛されてきた建築を未来へ継承するため、マネジメントで支援したプロジェクトをご紹介します。耐震性能不足で使用停止となっていた築100年超の大型木造劇場「祇園甲部歌舞練場」を、文化財登録を維持しながら耐震改修し、再開業するプロジェクトです。NCMは設計・工事段階までの7年間にわたるCM業務を担当しました。技術提案・交渉方式による設計・施工者の選定、条例を活用した建築基準法適用除外の支援、既存木構造を残しての耐震改修工事を達成し、2023年2月に再開業。有形文化財の登録を維持した状態での改修実現に貢献しました。This project focused on the seismic retrofit and reopening of the Gion Kobu Kaburenjo, a large wood-constructed theater over a century old that had been closed due to inadequate seismic performance. Ensuring the structure retained its registration as a Tangible Cultural Property of Kyoto Prefecture was a key objective. NCM oversaw the construction management for seven years, from design to construction. Key achievements included selecting the design-build contractor through a technical proposal and price negotiation method, utilizing local ordinances to secure exemptions from the Building In these rapidly changing times, passing down invaluable cultural and historical heritage to the next generation requires adding new value relevant to contemporary needs. The same idea holds true for architectural projects, where flexible management is needed to enable the client, designers, and contractors to work together to address challenges. On these pages, we present projects supported by Nikken Sekkei Construction Management (NCM) that have helped ensure the preservation of treasured architectural works for future generations.Standards Act, and successfully retrofitting the existing wooden structure.
