The building acquired ZEB-Oriented certification as a result of the renovation. In updating the building’s main equipment systems, we revised capacities and specifications to suit current usage. The renovation incorporates strategies aimed to both improve energy effi-ciency and enhance indoor environmental quality.のBEI値0.56、ZEB Orientedの評価を受けるに至りました。Assessing Existing Conditions to Formulate a Renovation and Upgrade Plan We first carried out a deterioration survey to identify and organize components and equipment systems that required repair or upgrading. At the same time, we analyzed energy usage data to assess the appropriate volume* of the system capacities. During the proposal phase, projected primary energy consumption before and after renovation was calculat-ed and compared. After performing cost-effectiveness evalua-tions and other assessments, the scope of the renovations and upgrades were finalized in consultation with the client.Balancing Indoor Environmental Quality and Energy EfficiencyThe air conditioning system was upgraded to a two-coil type, enabling a more precise temperature range. The volume of outdoor air intake was also increased. While this results in a higher external thermal load, the internal load reduction achieved by switching to LED lighting helped offset the dif-ference, allowing the system capacity to remain comparable to that of the pre-renovation setup. Additional measures, such as optimizing ventilation airflow in parking areas and intro-ducing high-efficiency equipment, contributed to achieving a post-renovation BEI (Building Energy Index) of 0.56 and acquiring ZEB-Oriented certification.現状把握に基づいた改修・更新内容の整理改修計画立案にあたり、まずは建築設備劣化診断調査を実施し、改修・更新が必要な部位・設備の整理をしました。あわせてエネルギー使用データを分析し、設備容量が適正なものとなっているかの分析もしています。改修案の立案に際しては、改修前後の一次エネルギー消費量を算出・比較し、費用対効果などの検証結果をもとに事業主と協議のうえで、改修・更新内容を決定しました。室内環境改善と省エネルギー性向上の両立室内環境改善のため、空調機を2コイル型に更新し、室温制御範囲の細分化を行うとともに、外気導入量の増強を行いました。外気負荷が増えることとなりますが、照明のLED化による内部負荷削減分と相殺できる範囲とすることで、設備容量は改修前後で同等としています。そのほか、駐車場などの換気設備の風量見直しや高効率機器の導入といった既存ビルの改修手法を積み上げて、改修後淀屋橋ダイビル リニューアル工事大阪市中央区｜2024年8月（改修）Yodoyabashi Daibiru Building Renovation Chuo-ku, Osaka | August 2024 (renovation)高野恭輔／小室憲生／菅原華子／小浦一平Kyosuke Takano / Norio Komuro / Hanako Sugawara / Ippei Koura日建設計 エンジニアリング部門 Engineering Department, Nikken Sekkei中島 上 Noboru Nakajima 日建設計 設計監理部門 Architectural Design Department, Nikken Sekkei新築竣工から約30年が経過した中規模のテナントオフィスビルにて、継続利用のためのリニューアル工事を行い、ZEB 現状の使い方にあわせた容量・仕様の見直しを行うことで、省エネルギー性能を高めるだけでなく、室内環境改善に向けた設備改修手法も採用しています。Refers to aspects such as performance, size, and energy consumption of heating/cooling and related equipment.省エネルギーと快適性を両立する中規模オフィスビル改修Mid-Sized Office Building Renovation Balancing Energy Efficiency and Comfort
