DaiyaGate Ikebukuro However, we were awarded the Project of the Year (International Category) at the CIBSE - Building Performance Awards 2021. This award recognizes and honors new buildings that demonstrate outstanding performance while achieving high levels of user satisfaction and comfort. This marks the first time a building in Japan has received this award.
CIBSE (Chartered Institution of Building Services Engineers) is a British association of building services engineers with branches primarily in the UK, as well as in North America, Asia, and the Middle East. The “Building Performance Award,” for which we were honored, is presented annually by the association. It is the only award in the UK industry that focuses not only on design intent and performance specifications but also on actual measured performance and results.

DaiyaGate Ikebukuro This office building is located on the south side of Ikebukuro Station and utilizes not only the site of the former Seibu Railway Ikebukuro Headquarters Building but also the space above the Seibu Railway Ikebukuro Line tracks and land owned by Seibu Railway on the west side of the tracks. Despite being an extremely complex project, the award was given in recognition of the building services plan—which took into account the operation of the entire building—and the multifaceted approach to the building’s performance. It was also recognized as an excellent example of a digital twin.

DaiyaGate Ikebukuro Main technical features:
  • Through the development and implementation of a new wall-through unit that utilizes exhaust heat recovery, we have improved equipment efficiency and enabled independent heating, cooling, and ventilation operations for each window area in the office, thereby enhancing comfort and air quality.
  • Actual primary energy consumption was reduced by approximately 50% compared to the baseline reference value.
  • A facilities design that achieves high levels of resilience, redundancy, and flexibility in the office space, as well as occupant comfort, energy efficiency, a large office floor area, and superior environmental performance.
  • Because the water thermal storage tank is used to reduce peak demand during summer peak hours, the building’s overall peak power demand is very low at 38 W/m².
