Facility management (FM) is a comprehensive management activity aimed at optimally planning, managing, and utilizing facilities such as land, buildings, and equipment owned and used by companies and organizations, in accordance with their business strategies. We prioritize the user experience and continuously implement improvements that enhance ease of work and usability. Furthermore, we optimize investment decisions from a Life Cycle Cost (LCC) perspective, contributing to the maintenance of long-term asset value while increasing cost-effectiveness. We work closely with diverse facilities to address their operational challenges and support the realization of stable facility management.

Accurately grasping the ever-changing construction market and quickly reflecting its trends in project decision-making has become more important than ever. In addition to cost management services such as budget formulation, procurement strategy planning, estimation, quotation evaluation, and price negotiation support for our own design projects, we also provide procurement support services including third-party cost evaluation, bid interest surveys, and contract condition adjustments. Furthermore, we offer a wide range of services, from providing information on the construction market to calculating construction-related GHG emissions (estimated carbon). Leveraging our overwhelming amount of information and advanced analytical capabilities, we support accurate decision-making and contribute to improving project value.

As the number of stakeholders involved in construction projects increases, the responsibility and demand for demonstrating and explaining the basis (evidence) of construction quality both internally and externally is growing. Beyond supervising our own design projects, we provide third-party supervision services for construction projects designed by other companies, maintaining a fair and neutral stance distinct from both designers and contractors. Through reviewing and examining construction drawings and plans, comparing design documents with construction details, attending inspections, and organizing records, we objectively visualize construction quality and mitigate risks by identifying issues early and proposing improvements. Furthermore, we support decision-making by verifying the validity of design changes, managing costs during the construction phase, and monitoring project progress and proposing recovery measures as needed.

To effectively utilize real estate owned and used by companies and public organizations for their management and operations, it is essential to develop a forward-looking utilization strategy and accurately manage the process of its implementation. In addition to understanding the current state of the target property, we conduct environmental analysis such as the real estate market and social issues, and construct hypotheses regarding business schemes and intended uses. Furthermore, we identify superior programs through comparison and evaluation of project value, including business viability, and organize a roadmap for their implementation. Through these considerations, we transform the management and operational challenges faced by companies and public organizations into concrete projects that contribute to their resolution. We guide them to the starting line of commercialization and continuously support their realization through project promotion assistance.

When planning and developing public facilities, it is standard practice to explore the possibility of implementing a PFI (Private Finance Initiative) from the perspective of fiscal soundness. We conduct feasibility studies as part of our basic conceptual design and master planning services for public facilities, and we also provide support in selecting the optimal project delivery method, taking all relevant factors into account. By integrating this consideration with facility planning, we can develop more concrete scenarios and conduct highly accurate analyses that align with the facility plan. Furthermore, if a PFI project is adopted, we collaborate with law firms and accounting firms to provide one-stop support for project implementation, including the preparation of requirements specifications, assistance with operator selection, and advisory services for performance monitoring. For existing PFI projects, we also assist in examining the structure of future projects, provide support for adjustments related to the termination of contracts with current operators, and assist in the selection of future operators.

As social issues and values diversify and the roles required of projects become more complex, we support the maximization of project value by focusing on user behavior and experience. We provide consistent support from initial strategy formulation to concept building, consideration of implementation policies, implementation, and operation, and by verbalizing and visualizing the thoughts and challenges of clients and stakeholders, we support the formation of a shared vision and value creation.
