(Headquarters: Chiyoda-ku, Tokyo; Representative Director President and CEO: Atsushi Omatsu, hereinafter “Nikken Sekkei”) have begun tenant leasing activities for “Nikken Building No. 1,” which is undergoing environmental renovations as the first phase of the “Zenobe” project, with completion scheduled for March of next year.In addition, they have begun displaying a massive temporary fence advertisement created in collaboration with “Tsukushi Boy,” a familiar figure at construction sites for approximately 60 years.

About Nikken Building No. 1

DBJ, DBJAM, and Nikken Sekkei are carrying out the “Zero Energy Renovation Project”—known as “Zenobe”—with the aim of establishing and promoting an environmental renovation model to achieve net-zero in the real estate industry. As the first phase of the “Zenobe” project, they are proceeding with environmental renovation work on the “Nikken Building No. 1” in Osaka.

“Nikken Building No. 1” is a seven-story above-ground, one-story underground office building located a five-minute walk from Yodoyabashi Station. It has obtained ZEB Ready certification through a combination of effective measures to reduce environmental impact, such as improving thermal performance and reviewing the capacity and specifications of the HVAC system.Furthermore, while preserving the building’s original architectural character, we aim to create a comfortable office space tailored to future work styles.

As versatile energy-saving measures, we have improved insulation and downsized and enhanced the efficiency of HVAC equipment. We have also made the south-facing windows openable to allow for natural ventilation. The goal is to encourage environmentally friendly behavior by having residents manually control natural ventilation themselves.To create a comfortable working environment for residents, we also offer optional features that contribute to their well-being and comfort.

During the renovation work, a massive temporary fence advertisement featuring “Tsukushi Boy”—a familiar sight at construction sites for nearly 60 years—will be displayed.

To mark the start of tenant leasing, beginning October 29, during the renovation of “Nikken Building No. 1,”we have partnered with Tsukushi Kobo Co., Ltd. to feature “Tsukushi Boy”—an illustrated sign created in 1966 to depict bowing and convey safety warnings—on a massive 14.4-meter-long advertisement wrapped around the construction site’s temporary fencing.The messages from “Tsukushi Boy” and “Zenobe” will brighten up the walls of the construction site, which can often look rather drab.
Through “Tsukushi-boy”—who is from the same era as the “Nikken Building No. 1,” completed in 1968—we hope to spark interest among passersby in the building’s regeneration as an environmentally friendly structure and in the “Zenobe” initiative.

The “Xenobe” website and booklet are now available

We have launched a website (https://zenove.jp/) to share information and communicate the objectives of “Zenobe.” In addition to information about “Nikken Building No. 1,” we will also be posting updates on future projects on the website.
The booklet outlines the concept behind “Zenobe” and the thoughts of each participating company regarding the initiative, with the aim of introducing “Zenobe” to a wider audience. It is available on the website, so please take a look.

Nikken Sekkei will leverage the expertise in environmental retrofitting accumulated through this collaboration to lead the way toward net-zero cities and buildings, thereby promoting the realization of “Social Environmental Design” that creates diverse value to meet new societal needs.
