Since humanity began using fire about 500,000 years ago, we have used a large amount of energy to enhance the convenience of daily life. As a result, global warming caused by extreme weather caused by massive energy consumption is becoming more serious. As one measure to solve this problem, expectations are rising for the spread of environmentally friendly real estate with high environmental performance and good management.
In response to the trends in ESG (Environmental, Social, and Governance) investments in various countries, environmental considerations in Japan's real estate investment market are also increasing, and 'green lease,' where tenants and building owners collaborate to enhance the environmental performance of real estate, is gaining attention. We will hear from Koikawa, Executive Director of Miki Shoji Co., Ltd., who is well-versed in the office building market, about trends in environmental real estate, including the content of green leasing.
Furthermore, we would like to have Professor Okumiya from Nagoya University, who is well-versed in building environmental considerations and commissioning, join us to discuss the future that environmental real estate is opening up. (Facilitator: Hideki Yuzawa)

Introduction of the Instructor

Eiichi Koikawa
Miki Shoji Co., Ltd. Managing Director Sales Book Director
Born in Fukuoka Prefecture in 1960. After joining Miki Shoji Co., Ltd. Fukuoka Branch in 1986, he became Managing Director and Sales Director in 2007, and since 2016, Managing Director and Sales Director at the same company.
With over 30 years of experience in brokering office buildings, he has served as a lecturer at seminars on office market conditions and relocations.
Member of the Environmental Real Estate Promotion Review Committee (Ministry of Land, Infrastructure, Transport and Tourism), Member of the Small and Medium Tenant Building Low Carbon Partnership (Tokyo)

Mr. Masaya Okumiya
Professor, Graduate School of Environmental Studies, Nagoya University; Assistant to the President (in charge of facility development); Director, Office for Promotion of Facilities and Environmental Planning.
Born in Aichi Prefecture in 1955. After graduating from the Department of Architecture, Faculty of Engineering, Nagoya University, he earned his doctorate from the same university's graduate school. After serving as associate professor at Chubu University, associate professor at Nagoya University Science and Technology Center, and as a researcher at NIST in the United States, he has been a professor at the Graduate School of Environmental Studies, Nagoya University since 2003. Since 2015, he has served as Assistant to the President (in charge of facility development) and director of the Facilities and Environmental Planning Promotion Office, where he is currently present.
Research is underway on life cycle commissioning, life cycle energy management, and systems that utilize renewable and unused energy in various forms.

Completed graduate studies at Nagoya University Graduate School of Engineering in 1988
Joined Nikken Sekkei in 1988, and since 2006 has been a director and senior researcher at Nikken Sekkei Research Institute.
