Contribution to Reductions – A Key to Achieving Carbon Neutrality by 2050 –

Many companies are working to reduce Scope 1-3 emissions as they move toward decarbonization. On the other hand, the real estate industry faces the challenge of inevitably increasing Scope 1-3 emissions as its business grows.
Amidst these circumstances, the concept of "reduction contribution," which is being discussed primarily in the electronics industry, is attracting attention. This is an index that evaluates the difference in greenhouse gas (GHG) emissions between conventional products and new products. In the real estate sector, it quantifies how much emissions can be avoided by constructing environmentally friendly "green buildings" compared to standard buildings.
Nikken Sekkei initiated a study group on the amount of contribution to energy reduction, and as a result, in June 2025, it released a draft of a method for calculating the amount of contribution to energy reduction, the first of its kind in the real estate sector in the world.
This forum will feature lectures and a panel discussion with Mr. Toshiharu Ikaga, who spearheaded the development of the Building Whole Life Carbon Calculation Tool (J-CAT®), Ms. Mari Yoshitaka, a leading expert in environmental finance consulting, and Mr. Hayato Tsuji, who is active on the front lines of real estate finance.
Because the amount of reduction contribution allows for a clear and quantitative evaluation of a company's efforts, it is expected to be used as a new criterion for investment decisions. Furthermore, the evaluation of proactive activities as "positive impacts" should further accelerate companies' decarbonization efforts. We hope this will be an opportunity for us to think together about the amount of reduction contribution, which has the potential to become a "trump card" in achieving carbon neutrality by 2050.

A leading expert in building equipment and environmental planning, as well as health, wellness, and LCA research. He has worked on numerous environmentally friendly buildings at Nikken Sekkei, and at the University of Tokyo and Keio University, he promotes research and education integrating decarbonization of buildings with health and wellness. He has contributed to the establishment of building LCA methodologies and carbon neutrality policies, and has served as the chairman of the Housing and Building SDGs Promotion Center since 2024. He has also held various positions, including vice Chairman of academic societies and member of government committees.

A leading expert in environmental finance and sustainable finance. After working at an IT company and a foreign financial institution, and completing graduate studies in the United States, he established the clean energy finance department at a domestic securities company, and has been in his current position since 2023. He has long been a leader in climate change countermeasures, carbon credits, ESG finance, and GX fields. Currently, through a non-profit organization, he advises the government, local authorities, financial institutions, and companies, and serves on numerous government committees, including the Central Environment Council of the Ministry of the Environment.

He has been consistently engaged in real estate finance since 2006, focusing on real estate investment and non-recourse loans. He also oversees sustainability operations such as DBJ Green Building Certification and the proptech sector. While seconded to DBJ Asset Management, he led the launch of a private REIT. He holds a degree from Kyoto University's Faculty of Law and a degree from London Business School.
