In such an environment, it is often difficult to clearly define the purpose or process of building a structure. Therefore, effective management is required to drive the project toward its goal by repeatedly refining the project’s direction and definition of success, while maintaining a flexible mindset.

Depending on the project, highly specialized analysis may be required, and there may be situations where the client alone cannot make a decision regarding the details. In such cases, Nikken Sekkei’s project management team supports the client’s decision-making by conducting technical reviews prior to the start of design, as well as reviewing designs for design-build projects and designs created by other firms. This is a method for identifying and evaluating the process for resolving issues early in a project—before design begins—in order to minimize risks and maximize investment efficiency in construction projects. To deliver appropriate value in line with the client’s targets (goals, requirements, and constraints), we facilitate early quantification and visualization, as well as the identification of potential risks, technical challenges, and constraints in the early stages of the project. This supports the strategic and efficient minimization of project risks and maximization of investment efficiency. As shown in the figure, during the pre-design phase, we organize objectives, requirements, and constraints and quantify project costs. We then use prototypes to visualize these elements, thereby helping to identify project challenges, build consensus, and improve the accuracy and speed of decision-making.
